This is the day we open your file, send initial correspondence to you to provide details of who is handling your case, and if we have the seller's solicitor's information we request the title documents and contract. |
This is the date that we request the title documents and contract from the seller's solicitor. Title documents prove ownership of property and therefore we require this information to ensure that the seller can actually sell you the property in question. |
This is the date that we receive the documents of title and contract from the seller's solicitor. We check the documents to ensure that everything is in order. If there are no queries on the title we can progress on to contract stage, subject to your mortgage offer being received.

Your lender will send us a formal document outlining the details of your mortgage, this is called your mortgage offer. It will contain mortgage deeds for you to sign in order to get the funds released in time for completion. We will prepare the mortgage deeds for you to sign and return. Once your offer is received and if the title documents are in order we can progress to contract stage.

This is the date that you sign the mortgage documentation required by your Lender. The Mortgage Deeds will go on to be registered with the relevant government body on completion and will form part of the title to your new property in due course. The Lender will not release funds to us unless we can confirm that the Mortgage Deeds have been correctly signed and witnessed.

This is the date you sign the contract, which is also known as the formal offer to purchase. The contract is not binding at this stage until the seller signs and returns a copy to us. Once you have signed the contract we send it, together with a draft deed to transfer ownership from the seller to you, to the seller's solicitor asking them to accept your offer and confirm the completion date.

| This is the date that we receive the copy of the contract back from the seller's solicitor once it has been signed by the seller. At this point the contract is binding and if you have agreed to pay a deposit to the seller it immediately becomes payable on this date. We are now in a position to proceed towards completion and will liaise with you, your mortgage lender and the seller's solicitor in order to finalise matters. Any balance monies owing at this stage will be required at this stage to complete. |
| This is the date that you get the keys to your new property. The day before completion we will have sent payment to the seller's solicitor, after receiving funds from your lender and any balance monies from you. Upon receipt of our letter the seller's solicitor will confirm to us that the keys are being released and they can usually be collected from the estate agent in the case or directly from the seller as agreed between you by lunchtime. |
