Sale - Case Opened :
This is the day we open your file, send initial correspondence to you to provide details of who is handling your case, and if we have your current lender's details we request your title documents.
Sale - Deeds Requested :
This is the date that we request the title documents from your current mortgage lender. If your property is not mortgaged we will ask you to confirm who holds your deeds. The purchaser's solicitor will require sight of these documents as they prove ownership of the property.
Sale - Deeds Received :
This is the date that we receive the documents of title. We check the documents and prepare the contract. We also request searches against the property and you for the purchaser's comfort. We send all these documents to the purchaser's solicitor.
Sale - Offer Received :
The purchaser's solicitor checks the title documents and when everything is in order the purchaser will sign the contract. This is known as the formal offer to purchase. We will inform you that the contract has been received and will ask you to accept the offer.
Sale - Contract Signed :
This is the date that you sign to accept the purchaser's offer. At this point we fax a copy back to the purchaser's solicitor and it becomes binding on all parties to complete on the date specified. If the purchaser has agreed a deposit we will request it now and hold it on account pending completion.
Sale - Completion :
This is the day we receive funds from the purchaser's solicitor, you move out and the purchaser moves in. The purchaser will collect the keys from you or your estate agent as agreed around lunchtime.
